How to find the right real estate agent

In Germany, the title “real estate agent” is not a protected term. No formal education or degree is required to practice. The only legal prerequisite is obtaining a license under §34 of the Trade Regulation Act, issued by the local trade office.

This means anyone involved in real estate transactions can call themselves an agent, leading to varying quality standards. However, with a bit of research and a brief conversation, you can often determine whether an agent is trustworthy and professional.

Check the website

A real estate agent’s website is an excellent starting point for evaluating their professionalism. With just a few clicks, you can uncover important details: Are the texts well-written and easy to understand? Do the property descriptions provide sufficient detail and valuable information? Are the photos high-quality and professionally presented?

If the website fails to meet these basic standards, it may be a sign to continue your search. Additionally, check for logos from professional associations such as the German Real Estate Association (IVD), as membership in these organizations requires agents to demonstrate expertise and commit to ongoing education.

Listen to others

Recommendations from trusted sources can be invaluable. If friends or family have had good experiences with an agent, take their advice seriously, as excellent work often leads to positive word of mouth.

If you’re moving to a new area or lack personal recommendations, consider checking online reviews on external platforms. These reviews can provide a quick overview and help guide your decision.

Form your own impression

A personal impression is crucial when choosing a real estate agent. Most reputable agents offer a no-obligation initial consultation, providing an opportunity to assess their suitability. During this meeting, pay attention to whether the agent is transparent about important topics such as commission fees, additional costs, and the services included. Notice if they openly address your questions or appear evasive.

If something feels off or makes you uncomfortable during the conversation, don’t hesitate to continue your search. Taking the time to find the right agent is always better than rushing into a decision. After evaluating all aspects—professionalism, recommendations, and your personal impression—if you feel confident in the agent, you can move forward with peace of mind.
